Peony Court is a lively, friendly boutique style care home built with residents comfort in mind and conveniently situated just a few minutes from East Croydon Station with easy access to Bromley, London, Gatwick Airport and beyond.

Peony Court was extended in 2024 and provides living accommodation across three floors. The home boasts three luxurious lounges for relaxation and socialising, along with a south-facing walled garden.

A passionate team of staff are on hand to deliver truly personalised care and support. A café offering Italian style coffee and home made treats provides a perfect spot to relax and catch up with visitors. Delicious and nutritious meals are all freshly prepared from scratch on site with three courses offered at both lunch and supper to meet all preferences and dietary requirements including vegan, vegetarian and cultural/religious diets.

Residents enjoy a bespoke life enrichment programme built around each individual’s interests, with many classes to enjoy including food and drink tastings, classical music, crafting and poetry. There are regular visits to museums, art galleries and local beauty spots on the home’s own accessible minibus. Peony Court residents are encouraged to contribute their talents to the home and local community, whether it’s interviewing candidates for recruitment or supporting local primary children with reading.

The home has done a brilliant job of looking after my mum and making sure she feels safe and comfortable. The food is excellent and a lot of her anxiety has gone since she moved in. She enjoys the activities that are arranged and has been kept busy which is so important for her well-being.

Lovely staff, looked after my grandad very well for the last few weeks of his life. He received top quality care and as a former care assistant, I was very impressed with their efforts. For my grandad's 95th birthday, we were able to use their lounge area to celebrate and all the staff were kind and
the chef even made him a cake!

My dad stayed in Peony Court after he was unable to manage at home. Everyone there was so welcoming and the level of care he received was excellent. I was able to visit at any time and got to know all the staff very well. He always said the food was excellent and enjoyed the activities and trips out.
Even when he was too unwell to leave the home on trips, the staff encouraged him to restart drawing and painting. All in all, it was a massive relief to have had him so well cared for the entire time he was there. I would recommend anyone take a look at Peony.

My father originally went into Peony Court for a week's respite at the end of June. However, we ended up rolling the respite over for 3 months as Dad was quite happy to stay, despite the fact that he had never wanted to leave his own home. This was due to the fact that he enjoyed the company, loved
the food and entertainment, and received excellent care from all the brilliant staff. We were very sad when Dad had to be transferred to another home after becoming ill and needing a higher level of care. We would recommend Peony Court to anyone considering a respite stay or permanent residency in a care home.

The elderly resident who selected me as her next of kin is a single lady and a very private person. She came into Barchester Peony Court Care Home just over a year ago on a temporary basis but is now a permanent resident. She is too frail to take part in many of the activities, but has been treated
with the utmost kindness and consideration by the manager and staff. At her own home, she saw hardly anyone during and after Covid but since moving into Peony Court she has been happy to interact with some of the other residents and to sit with others at the lunch table on a regular basis. All the staff are very thoughtful and ready to think of ways to make her comfortable. We are so relieved and pleased to have found Peony Court for her.

The care and support for my mum (and me at times) from the team at Barchester Peony Court Care Home has been excellent and any minor issues that have arisen have been dealt with promptly.
Being a small care home, I’ve got to know most of the team and I know my mum's welfare, both physical and mental,
is at the forefront of what they do.
The facilities at Peony Court are excellent and the staff have an enthusiastic and encouraging attitude to residents entertainment, offering a varied program of events.

I would like to sincerely thank the staff of Peony Court for their exemplary care of my dad. He was treated with the utmost kindness and dignity when he was so frail and in need of a lot of support. It was such a relief to know he was in such good hands, particularly as we had to move him from a previous
care home which was not good. So it was a stressful time but I am very grateful that Peony was the right choice and we could have that peace of mind knowing he was in very good hands.
After a stay in the hospital, my dad was greeted by staff on his return to Peony and welcomed him back, they showed such kindness and consideration, that I really think we could not have found anywhere better.
It's also a lovely bright and clean place.

My mum has been a resident at Peony Court since February 2023. She arrived at the home with no mobility, she is now walking (with a walker). She enjoys joining in with activities within the home and going out in the minibus.
The carers look after all her needs. I can get on with my own life knowing
she is being well cared for.

I brought my grandfather to Peony Court due to his declining health in November 2023. It’s safe to say he received the most passionate, person-centred care that he really wouldn’t have got anywhere else! Peony court looked after him until he sadly passed away a month later. Food and activities are exquisite,
and the overall cleanliness of the home is very well-kept with beautiful furnishings. I would recommend Peony Court highly to anyone looking for great care.

I came to Barchester Peony Court Care Home after twelve days in hospital and with limited mobility. I completely lacked confidence in my ability to get around and was very tired and tearful. I have been treated with such kindness and after two weeks, I'm feeling so much better and confident to go home.
The staff have all been amazing and I can't thank them enough for all they have done for me.

I was advised by phone in New Zealand from Peony Court in Croydon that my Uncle has been referred to Peony after being admitted to hospital and no longer unable to manage himself on his own.
We left New Zealand immediately and visited Peony Court and my Uncle to check the facilities and his well-being.
We were extremely impressed with all the facilities throughout, enjoying a first-class lunch with my Uncle, as well as meeting the warm welcoming staff. and enjoying some of the activities. We visited my Uncle daily who was so happy with the staff and facilities, he never wanted to leave, giving him a quality end of life. Unfortunately, my Uncle passed suddenly after a couple of months, we can't thank the staff enough for their professionalism and friendliness throughout his stay, from my Uncles initial introduction to the home, to his passing.
We would highly recommend Peony to any individual requiring care.

My husband and I spent a week at Peony Court while our house was being rewired. I am my husband's carer and as soon as we arrived I knew that I could safely hand him to the medical staff who could take this weight off my shoulders. They were wonderful. We both enjoyed both of the activities and I loved
the spa bath and the freedom. It was truly a lovely respite week.

My father was the first resident to join Peony Court when it reopened in 2021. He was given the most wonderful, thoughtful care, support and individual attention from when he moved there in September 2021 until he died in August 2022. Nothing was ever too much trouble for the managers or the staff,
who often went out of their way to help, sometimes even in their own time. Their unfailing support and kindness included myself and my brother, from the beginning right up until Dad died and afterwards. Peony Court is a beautifully appointed, very attractive home with very good facilities, including a light and airy conservatory restaurant and a lovely garden. We were very fortunate that our father spent his last months at Peony Court, where he was so well looked after.

What a beautiful location with an excellent team led by the manager. It is certainly a wonderful place for people to stay; the care is exceptional, the food is remarkable, and residents are treated as individuals. I would add that it is more than a year since my aunt moved into the home, and all I can
say is that her being has improved immensely to how she was with care at home. She engages with everything that she possibly can, and the variety of things to do is top-class. My aunt always tells me and her other relations that she wonders why she had not gone there earlier. Most of all, she is safe and secure and sees it as her home. I cannot recommend this care home enough; it is genuinely the best place we visited ahead of her becoming a resident, and the standards here have never slipped.

My mother has mild dementia as well as osteoarthritis in both her knees. I have been her live-in carer since October 2019, so the decision to have other people look after her is something that I'd resisted for years. However, I needed to go away for work for two months, so reluctantly looked into care
homes. After much research and a recommendation, I had a 'phone conversation and then a visit with the lovely manager of Barchester Peony, where she and her wonderful team really put my concerns at rest and made me feel that it could be the right solution. And it was. I was "extremely" (perhaps annoyingly!) specific about her day-to-day needs and wants, and they catered to it all. Their day activies gave my mum much-needed additional stimulation, as I'd hoped. And their thoughtful care made them feel like a safe, trustworthy pair of hands. They've made my mum - and me - feel like part of their family. Even after she's left, continuing to extend invites to their events.

My father has lived in Peony Court since October. Every effort has been made to make him feel welcome. The staff have shown understanding of the huge change he has undertaken in entering a residential community. I feel that my dad is in a very caring and safe environment.
He is very comfortable. Peony

Moving dad into Peony Court for 3 weeks of respite care so soon after losing Mum was emotionally challenging as I'd been caring for Mum and Dad for 2 years in their own home. The warmth and professionalism of all the staff are evident from the moment you arrive. This was the 3rd care home Dad had stayed
in during the past year and it was by far the best. The decor is beautiful and homely. The choice of food is extensive and suitable for all. Sadly Dad's health unexpectedly deteriorated (through no fault of Peony) and the staff went above and beyond to care for him with dignity and compassion. Nothing was too much trouble for them. I couldn't have wished for a better place for Dad in his final days. The staff were also very supportive of me personally and if I lived nearer I would love to join the Peony family as a volunteer. I highly recommend Peony Court for respite or permanent care. It's even worth popping in for the delicious coffee and cake at the reception.

Hello! My name is Sandra Roche and I'm the general manager here at Peony Court. Welcome to our website!


I am a social worker by profession and passionate about upholding the rights of older people. I have 30 years of experience in social care across a wide variety of settings. I first became a registered manager in 2001 and led a demolition and rebuild project for a not-for-profit provider whilst achieving the top rating of Excellent at that time. I returned to statutory social work leadership in 2010 and progressed up the ranks to Acting Assistant Director of Adult Social Care responsible for all adults in the borough and a budget of over £40 million. After nearly 2 years in that role I realized I was losing contact with older people and their families, the reason why I came into social care in the first place and made the decision to return to the front line.


Since joining Barchester to open Peony Court I have relished making a daily difference in the lives of our residents and their families and building a high-performing team from the get-go. We are thrilled to have won a CHUK Top 20 In London Award 2 years in succession. Our ambition here at Peony Court is to be Outstanding and we do this by placing our residents at the heart of everything we do, and by empowering them to lead their own lives, individually and as a community. We are a small home which makes for a genuine family atmosphere; I know all my residents, their children, grandchildren, nephews, nieces, neighbours, friends and family pets, as do all the team. We care for our families as much as our residents and value them as partners in care.

Hi! I'm Paul, the Activities Co-Ordinator at Peony Court.
Before I joined the care sector I worked for many years in the hotel industry, managing housekeeping, hospitality and customer experience. Several members of my family have a history of working in care and I thought, maybe that could be me as well. I'm a natural entertainer with a flare for bringing smiles to people's faces and this was absolutely the right move for me. Here at Peony Court, I make a point of getting to know each and every resident and their families. I tailor the activities program to suit individuals, no one is the same and everyone has different interests. It's my aim to be empathetic, enthusiastic and engaging with all of my residents. We have incredible activities and events here guided by exactly what our residents want, from pampering sessions to singing and dancing, chair exercises to arts and crafts, and diversity is absolutely key! I can't wait to welcome more residents and guests to Peony Court!

Hi! I'm Jill, your friendly admin assistant. I'm the first person you'll be greeted by at Peony Court and I'll even make you a cup of tea! You might even catch me singing along to the radio. I worked in the city as a legal assistant for over 25 years before we were hit by the pandemic and was then made redundant. My own mum had been unwell for a while and I thought, what better way to 'give back' than to look at the care industry here I am. This career move has been a massive awakening for me, it's a completely different environment in a sector that really matters! The team here at Peony Court are great and works as a team, we never say it's not my job, everyone supports each other, and it's a fab place to work!

Hi! I'm Chris, the head chef here at Peony Court.


I've worked in the catering business for well over 40 years and love what I do. Cooking isn't just a job for me it's my passion, I cook at work, at home, wherever and whenever I can! My favourite thing to cook with is Chicken, boring I know but it's so incredibly versatile, with the exception of puddings you can make pretty much anything with a chicken! I decided to move into the care industry because I find it so much more rewarding than restaurants, theatres and such. I get to engage with the residents, find out what they want and work to make it happen. I am so happy to be a member of the Peony Court Team, I've been made to feel welcome and supported, it's more like family than a workplace, something I've never experienced in my 40-plus-year career!

Hello! I'm Nick, Head of Maintenance here at Peony Court.


Before joining the care sector I qualified and worked many years as an architect, designing and planning the building of houses, retail establishments, office blocks and some of the biggest purpose-built care homes and retired living complexes in Europe!


I made the move into the care sector because I wanted to work directly with the people, I get a buzz every single day knowing I can make a real difference to my team and my residents. It's incredibly rewarding and makes the hard work absolutely worthwhile.

Hello! I'm Donna, a Senior Care Assistant here at Peony Court.


This is my 10th year working in care, I've worked in various areas of the care industry including mental health, learning difficulties and the elderly. I chose care because it is rewarding on so many different levels, you can make a real difference in someone's life with even a simple positive action and I get to do that every day. In my role as a Senior Carer, I try to be open and I listen to our resident's individual needs and wishes to ensure they get the utmost in person-centred care, something we absolutely strive for here at Peony Court. I'm also our Well Being Champion, which means I help colleagues tap into the range of employee support services that Barchester offer.


Peony Court is not like any other home, the team is more like family than work colleagues and if someone is having a bad day we lift each other up!

Hi! I'm Lee, Senior Care Assistant at Peony Court
I spent nearly 15 years defending personal injury claims for insurers across Europe before being made redundant in 2019. I'd worked in care before starting my insurance career and at a time of great need it seemed the perfect opportunity to return to the sector and ‘give back’. I joined Peony Court when it opened, working as a senior carer, a position I am hugely proud of. I have, from the beginning played an active role in ensuring the smooth running of Peony Court, working as a senior carer, acting as 2nd chef in the kitchen, supporting the activities team with events and helping with Sales and Marketing. I also bake most of the birthday cakes here at home and drive the minibus. In fact, there's not a lot I won't have a go at. My goal, together with my team is to ensure that Peony Court is a highly sought-after care home, where the reputation speaks for itself - Second to none care, an undisputable life enrichment program, a valued team and residents who can call Peony Court home.

I gained my BTEC Level 2 and 3 in Health and Social care at College, and have worked in a variety of care settings prior to the birth of my daughter. I joined Peony Court as a member of the Housekeeping team and was excited to be promoted to Senior Care in April 2023. I'm also the Home's Speak Up Champion, which means staff can come to me for support and advice about any niggles they have in the workplace. My great pleasure is time spent talking with our residents, getting to know them as people, and the families as well. It's not just about the physical side of caring, it's the relationships we make that are so rewarding.

Hi!
I'm Shabz, and I've been with the team since we opened the home in 2021. My role as a night senior carer is very rewarding, I've previously worked in hospitals as a health care assistant, but working in a care home allows you to build long-term genuine relationships with the residents.


Once I've completed the medication round I like nothing better than having a cup of tea and a chat with whoever is up. If people have nightmares or just want a glass of water or a hug, it's great to be there for them. I'm a carer 'in real life' as well, for my Mum, and I pride myself on making all the residents feel as loved as my own Mum.

I'm Katie and I've been with the team since the home opened in September 2021. I hadn't worked in a care home before but had been a private home carer for a lady living with dementia. When she went into a care home I needed a job and applied to Peony Court. I got into care after needing care myself, when I suffered a stroke. I understand how the residents feel and the frustration they can experience when their bodies don't do what they tell them to! I'm one of the Dementia champions here, while we don't have a 'Memory Lane' wing here at Peony we do have some residents with age-related memory difficulties and it's our job to make sure their specific needs and preferences are understood by the whole team. I also liaise with families to make sure we have a rich life history of their relative which helps to truly personalise the care and activities of the individual.

My name is Isaac and I joined Barchester Peony Court in 2022 after working at a few different care homes. We have a great team here, the home really feels like a family and I've been honoured to be voted Employee of the Month in recognition of the great care I provide, especially for our male residents. I love being able to spend time with our gents and make sure they get to do what they want- whether it's sports, trips to the pub or just talking to another man who understands their perspective. I've recently started my NVQ with the company and would love to progress in my career in care. The best thing about Peony Court is we really do value diversity- it takes all sorts of different skills to make a great care team, and we all contribute our strengths so that the whole is greater than the sum of its parts.

Hello! I'm Missy the house cat.
I was born in 2012 and was rescued from Battersea Dogs & Cats home by a wonderful lady, I had many happy years with her before she sadly passed away so I was on the hunt for a new family and was lucky enough to stumble on Peony Court! I moved in here in 2021 and I'm so happy! I like nothing better than curling up on a chair in the warm and cosy lounge and no one needs to worry about mice, there'll be no pests in my house! I love my hoooman family at Peony Court, they are puurrrfect!
