Kincairney House Care Home is a purpose-built 80 bed luxury care home situated close to the city centre on Glover Street, Perth.

Expertly designed, the home meets and exceeds all current Care Inspectorate requirements and provides the highest standards of safety, comfort and care.

Kincairney House is an attractive building that blends traditional brickwork with contemporary features and design. Internally, the attention to detail is impressive. The high specification and décor of The Home have been carefully considered by an interior designer, creating stylish yet comfortable and practical spaces with infection control built into the environment.

Arranged over three floors, Kincairney House offers private, spacious bedrooms each with an ensuite wet room. The bedrooms are arranged in small homely clusters each with its own lounge/ dining room, quiet lounge and assisted bathroom.

The resident bedrooms are spacious and well appointed, while the bedroom suites on the ground floor boast private terraces for the enjoyment of their inhabitants. All residents enjoy access to the secure garden areas and upper floor balconies.

The new build looks impressive but the design isolates management from residents and staff; the nursing team from the care staff who are often poorly informed agency staff. Your arrival is warmly met but care and communication systems are weak especially when there is illness or dementia is involved.
Poor content of record keeping - not noting resident's pain. Specific terms of the contract, designed to provide routes of care and communication not implemented. Family and Friends are promised much, but their opinions about the well-being of residents are often not respected - neither personally or even through the Friends and Family forum - months with no minutes, no actions decided upon or followed up - even when safeguarding issues are raised.
The activities budget is about £180 a month to cover all residents, for visiting entertainment, pet costs and resources for crafts etc. Deficits are met by some staff themselves. Systemic poor management systems must be held to account!

I visited a friend today who complained of another resident entering her room without permission. I thought there might be a little confusion from my friend. Whilst I was there, said resident walked into my friend's room. I remonstrated with her and received uncalled for abuse. I reported this to the
care staff on duty and was told this person enters everyone's room when she chooses.
I find this totally unacceptable. I reported the situation to the care home manager and was informed she knew of the situation and was dealing with it. She was excessively aggressive to me. When I asked what she meant she said she was going to investigate. No time scale given. She informed me that I had no locus, which is true. She told me that she had informed the next of kin of both parties.
I would suggest that rather than investigation; action is required. My friend pays a lot of money to be cared for and not be in a situation which is damaging her mental health.

The staff at Kincairney House are very pleasant, helpful and caring. My father is thriving in the care home, he has made lots of friends with residents and staff. The staff make all visitors very welcome and nothing is too much trouble. My father enjoys the meals that are cooked on the premises. He
gets offered tea and cakes between meals. The home is kept scrupulously clean and fresh. He enjoys social activities, gardening and music times. He gets regular visits from the in-house rabbits and dogs. It is also okay for me to visit with my Westie dog. The very best place for a 104-year-old.

My father is a resident at the moment. As a family we were extremely upset he needed to be put into a care home, but I have to say the management and staff have made us feel so much better with the care, dignity and support we see them all give my father. Nothing is ever too much to ask of them. They
even treat myself and family with love and care. I can sleep at night knowing my father is well looked after. I have nothing but praise for Kincairney House.

My husband was sadly only at Kincairney House for a short time but the service and support was exemplary. Nothing was too much trouble to arrange or organise for him. The staff are well trained, efficient, friendly and approachable, including the manager whose door is always open. Everywhere is modern
and well presented with plenty of quiet spaces and communal rooms and resident's rooms are roomy with en-suite facilities. When hubby's end of life came, quite unexpectedly, the staff were very supportive of the family then and in the following weeks until we no longer needed their support. My son and I wouldn’t hesitate to recommend Kincairney House.

My mum was taken in shortly after Christmas 2023, to start with she was very confused and wanted to come home but with care and compassion from all the staff has settled in very well and is very happy living there. It's taken a great weight off my mind knowing that she is safe and cared for so well.

This is an amazing care home, the level of care my dad is having is amazing. Kincairney is spotlessly clean with the most beautiful furnishings. On visiting, the wonderful staff make myself and my family most welcome and we have enjoyed getting to know them. The chefs do a wonderful job of serving up
tasty and varied meals, which on occasion I have had the pleasure to sample. We feel so lucky that he managed to get a place here. Thank you all at Kincairney.

Our mum moved into Kincairney House in Dec 2023 for palliative care. Kincairney House is a welcoming, friendly care home. We were very impressed with the high standard of care and attention given to our mum, and ourselves, the family. This enabled Mum to settle very quickly into her “home from home”,
beautifully appointed bright room. All staff, including management, were very professional whilst providing warm and caring support to our mum.
Sadly Mum's stay was brief, her end-of-life care was exceptional, receiving care with dignity, respect, and kindness and the support given to us as a family was superb.

Very disappointing, contrary to glowing 5-star reviews. Numerous concerns about subpar conditions and care quality were shared by relatives. We complained directly to the care inspectorate due to fear of addressing issues with management. A complaint about food and standards in June 22 led to the managing
director threatening eviction, claiming we expected too much. Following our mother's serious accident in September 22, the management showed no sympathy or interest in the incident. The investigation was never shared with us. The lack of leadership during her final days deeply upset and traumatised family members, negatively impacting our mental health. The unprofessional and uncaring attitude of the team during that time will haunt us forever. The Care Inspectorate has upheld most of our complaints and will make demands for improvement. We advise thorough research beyond reviews, considering press reports, Care Inspectorate ratings, and staff testimonials on recruitment websites.

My mother spent some time in Kincairney House the staff are marvellous and looked after Mum very well, which I am very grateful for and gives comfort given the experience we have had with Morar Living/Simply UK's head office.
We expected Mum's account to be handled with care and compassion and closed
promptly after her passing. This was not the case. Calls were not allowed to progress past the telephonist whose manner was not acceptable, phone calls, emails and Solicitor correspondence were repeatedly ignored.
It has taken in excess of 9 months for this to be dealt with. Appalling treatment which has caused us as a family huge costs and stress. Not the memory we would like to be left with!

My father was admitted in Nov 22 with Alzheimer's and remained until his passing on 31 July 23. Our experience was overwhelmingly positive. Kincairney House is like a 5 star hotel with exceptional, caring staff providing a safe and positive environment for residents. Thank you all!
Sadly, dealings
with Morar Living/Simply UK's head office since his death have been appalling.
I understand Care Home Best Practice requires the closing account to be provided to deceased resident's estate within 28 days of death, which seems a reasonable target. Yet emails and calls to Simply UK's head office are simply ignored.
We had to wait more than 128 days before we finally received an account statement, a spreadsheet last amended over 2 months before. It contains errors brought immediately to the account team's attention. At the time of writing, no response and still no refund have been received.
This shabby treatment of a bereaved family is causing huge stress. Shame on you, Simply UK!

I have been overwhelmed by the positive experience of exceptional nursing, quality of care and level of compassion my mother has had in Kincairney. The values and attitudes of staff at all levels are outstanding, and the physical environment and programme of care are first-class. Other families I met
confirmed my view that Kincairney provides a stimulating and empowering individualised care programme.
The pre-admission process was thorough and accurately identified my mother’s individual needs. Staff endeavoured to make the transition from home to Kincairney as seamless and personalised as possible. We were struck by the warmth and professionalism of the staff who welcomed my mother and my family.
Placing a loved one in residential care is a daunting prospect for any family, as it was for mine; however, I am so relieved and grateful we discovered Kincairney.

Were kindly taken in by Kincairney House and were made to feel instantly welcome. Mum has challenging mobility needs and the level and frequency of care she needs to be comfortable can be difficulty to manage. We needn't have worried. Management of care is fantastic with attentive, compassionate staff
providing great support for residents, always with a smile on their face. Staff are happy at work, a consequence of a well managed unit with staff receiving appropriate break and rest periods on time. Happy staff equals happy residents. Menu choice and food preparation is fantastic, even the chefs here deserve praise for their relentless work, with standards very high. Communication between staff and relatives is excellent. Staff here go the extra mile to ensure that the needs of not just the residents are met, but of the families also. When Mum required a medical procedure in another city, I was worried about logistics, I needn't have worried, staff here arranged everything superbly for us, from transport right through to post op care. DO not hesitate to recommend Kincairney House for family or friends. Security is fantastic. I can't get out half the time!

Big improvement since the new manageress has taken over in January 2023.
My elderly father has Alzheimer's and mobility problems, he is well cared for and he is treated with the greatest dignity and respect. He is kept very clean and so is his bedroom etc.
The staff are all very kind, caring and
engaging. The head chef talks to all the residents and finds out their likes and dislikes, he also takes time to speak to all the residents.
The meals are very good too.
I am glad I chose this care home for my father to spend his final days.

The worst experience ever! My mum was frequently found on the floor, with staff not knowing how long she had been there. The day before we moved her to a better home, she was found outside, trying to get back in. Staff didn’t know how it had happened either! Avoid this place.

We are very disappointed with this feedback and wholly dispute the accuracy of the statement. The reviewer was fully aware that her relative's needs had changed and therefore she was advised that Kincairney House could no longer meet the individual's needs.
The reviewer's relative had become abusive to staff and other residents. Sadly, and reluctantly, we had no other option but to serve notice to the family that other more suitable accommodation would better meet their relative's needs.
This was a very unfortunate and unique situation and we understand the individual is now resident at another location where we hope she will be more settled.

First of all, I want to say how lovely the staff are, everyone! They have listened to any concerns and have acted. They are all coming through very tough times and have coped unbelievably well. My husband has settled in well. The great thing is I have been able to be with him as much as I have wanted,
or been able to. I want to say a huge thank you to everyone.
More storage in rooms (drawers etc) would give an excellent. Activities are really hard when the dementia is really bad.

When I arrived, I was a little unsettled but the staff and management helped me to overcome this. The staff are always helpful and full of cheer. Nothing is too much trouble. My mother was a resident at Kincairney House since September 2021 and was so happy with her care. Since viewing with my mother in June, we were instantly decided that this would be perfect for her after feeling she could no longer cope at home.
Shortly after arriving the manager arranged for a small
party for mum’s 90th birthday. This gave us some lovely memories on such a special day which we as a family cherish as mum passed away peacefully on 22nd December.
We are sad that she didn’t get long enough to enjoy her new life at Kincairney House but comforted that her last 2 weeks were in such a caring environment.
Since mum took ill, her care was exemplary, personal, dignified and excellent. The family were well informed at every stage and felt very supported by all of the staff. It would have been so different if Mum was still at home.
The staff even walked Mum out of the home into the care of the funeral directors.
We are so grateful for all the support.

I am the care home manager of Kincairney House, Perth.


I have worked in care since I was 17 years old, working in all aspect’s care, domestic. I then went to university to train as a nurse, qualified as a general nurse in 2008 and worked in nursing homes. I was promoted to deputy manager in 2016 and then promote to home manager a year and a half later.


As a home manager, I get great delight in providing a high standard of person-centred care to the people who choose to live in Kincairney House. I Have a daughter who is 9 years old and two collies. I enjoy spending time with my family in my free time.
